Q. What is the difference
between Planning Permission and Building Control?
A. In simple terms Planning
Permission mainly relates to the correct use of land, the aesthetic
appearance of the proposed building and the effect that the
development will have on the general environment and neighbouring
properties. Planning also deals with listed buildings and
conservation areas.
Building Regulations, on the other hand, are concerned with the
way in which the building is constructed and include the following
elements:- Structural stability
- Means of escape
- Fire precautions
- Weather resistance
- Energy conservation
- Sound insulation
- Access and facilities for people with disabilities
(Building Regulations do not generally concern
themselves with how a building looks or who it offends as long
as it is built correctly.)
Q. Do I need Building
Regulations approval?
A. The majority of building
work requires Building Regulations approval. Some domestic
structures are exempt (See

, this is a very common question).
Q. Do I need to make an application
for the replacement of my windows?
A. Since 1 April 2002,
(except for Listed Buildings) replacement windows, even if just one
window, have been subject to Building Regulations. (This does not
include replacing broken panes of glass or repairing sections of
the frame) If the company you are using is a
registered 'competent person
or firm' then you do not need to make a building regulations
application (please confirm with your installer beforehand which
competent persons scheme they are a member of). If the company is
not registered then an application under the building regulations
