What is the cost of obtaining Building Regulations ? The Charges you are required to pay, and what they cover

Since 1st April 1999 the Council has been able to fix its own charges by means of a published scheme, which outlines charges for building work, to which the Building Regulations apply.

When making a full plans submission, charges known, as the Plan Fee are required when the plans are deposited.

A Local Authority cannot accept an application without this payment. After the first inspection is made and the building work starts the Local Authority raises an Inspection Fee this is sent to the person indicated on the application form.

When a Building Notice application is made, a charge known, as the Building Notice Fee must accompany the submission of the notice. This amount is the sum of the Plan Fee and the Inspection fee payable for a full plan submission.

In accordance with their 'schemes' Local Authorities impose flat rate charges for: --

  • Small domestic buildings, i.e. houses and flats up to three storeys
  • Small detached garages up to 40m² floor area-
  • Domestic extensions between 10m² floor area-
  • Domestic extensions between 10m² and 40m² floor area.-
  • Domestic extensions between 40m² and 60m² floor area.-
  • Loft conversions-costing up to £28,000

All other types of work are charged at a variable rate related to the value of the work.

Works solely improving access and facilities for disabled persons in public buildings and dwelling house alterations and extensions for an occupied disabled person are exempt from the Building Regulation Charges but are still required to meet the appropriate technical requirements.
