Inspections
I have Building Regulation Approval and I am ready to
start work. What happens next?
Either you or your agent will have received an Approval
or an Acceptance (if the building notice procedure was used). Upon
receipt of this documentation you can then start work on your
development provided any planning permission required has been
granted.
The Building Control Surveyor's name and telephone number will
be identified on this paperwork.
Upon commencement of the building work you should contact your
surveyor and arrange for the commencement inspection. During this
visit the surveyor will identify the stages of work that they will
need to see.
A good rule of thumb is an inspection should be carried out
prior to anything substantial being covered up.
To prevent delays we advise that any requests for same day
inspections are made before 10.00am (except weekends and bank
holidays), by telephoning or e-mailing your surveyor. We will
endeavour to carry out a same day inspection wherever possible.
Timed appointments can be arranged but please remember that if a
problem is encountered on site we may be delayed.
Upon completion of the work, you must arrange for a completion
inspection. Following a satisfactory completion inspection by a
building control surveyor, a completion certificate can be issued,
which is often required for mortgage purposes or in any future sale
of the property.
Leaving the completion inspection until shortly before
exchanging contracts may often delay the sale of your property.
If copies of the previously issued completion certificate are
required they are only released upon receipt of written request,
additional payment and five working days' notice.
