Planning Appication types
The type of application(s) required may depend upon
the location of the site as well as any development
proposed.If you are unsure about the type(s) of application
required we recommend you seek professional advice or email

as much detail as possible, including the site
location.

Full Planning Applications
These include all details of the proposed development, including
Layout, Scale, Appearance, Access & Landscaping. Development
must normally start within three years of the grant of full
permission, otherwise the permission will lapse.
Following the introduction of new legislation, which came into
force on 10th August 2006, Design and Access Statements must be
submitted with all applications for planning permission and listed
building consent, except for applications for householder
development, change of use and engineering and mining
operations.More information on the content of these statements can
be found from the Department of
Communities and Local Government, and the Commission for Architecture and the Built
Environment. A change of use of land or buildings is also
dealt with as a full application., but does not necessarily require
the submission of all such details
Householder
Application
This is a smaller version of the full application focusing on
domestic/ small scale proposals. Please refer to our residential planning page.
Outline Planning Applications
These are submitted to obtain planning permission in principle
for a particular type of development. Outline planning applications
are mostly made for larger residential or industrial developments.
Certain details, known as Reserved.Matters, can be reserved for
subsequent approval.
Following the introduction of new legislation, which came into
force on 10th August 2006, the Reserved Matters have now changed
from ‘Siting, Design, External Appearance, Means of Access &
Landscaping’ to ‘Layout, Scale, Appearance, Access &
Landscaping’. Outline planning applications will also now need to
include more supporting information on Use, Amount of Development,
Indicative Layout, Scale Parameters and Indicative Access Points,
even if Layout, Scale and Access are reserved.
Conditions requiring the submission of precise details are
attached to outline planning permissions. These are then submitted
in due course as part of a further application for the Approval of
Reserved Matters.
Approval of Reserved Matters
These are the further details required by the Council following
the grant of outline planning permission. Applications for the
Approval of Reserved Matters must normally be made within three
years of the grant of outline permission, otherwise the permission
will lapse
Discharging Conditions
The discharge of
Planning Conditions now requires an application and is subject
to a fee
Advertising Consent
Application to display avertisements, mainly relating to

Lawful Development Certificate
Where a legally binding determination is required regarding the
need for planning permission.There are two types of application,
one for an existing use and one for a proposed use.
Change of Use
Applications for change of use form part of a full
application.
Listed Building/ Conservation Area Consent
Where the proposal involves a Listed Building or a site located
in a Conservation Area then in addition to any other type of
application required you will need to make a separate Listed
Building/ Conservation Area application which needs approval before
works can be carried out.
Prior Approval
Where the applicant is deemed to have prior approval
unless the Local Planning Authority determines a full application
needs to be submitted. They relate to Agricultural and
Forestry buildings & operations or demolition of buildings and
Telecommunications Code System operators.
