Outline Planning Applications

These are submitted to obtain planning permission in
principle for a particular type of development. Outline planning
applications are mostly made for larger residential or industrial
developments. Certain details, known as Reserved.Matters, can be
reserved for subsequent approval.
Following the introduction of new legislation, which came into
force on 10th August 2006, the Reserved Matters have now changed
from ‘Siting, Design, External Appearance, Means of Access &
Landscaping’ to ‘Layout, Scale, Appearance, Access &
Landscaping’. Outline planning applications will also now need to
include more supporting information on Use, Amount of Development,
Indicative Layout, Scale Parameters and Indicative Access Points,
even if Layout, Scale and Access are reserved.
Conditions requiring the submission of precise details are
attached to outline planning permissions. These are then submitted
in due course as part of a further application for the Approval of
Reserved Matters.
