Advice before you apply

We know that building can be a daunting process and that it is very important to have completion certificates for your building work, for mortgage purposes or in any future sale of the property.

We offer a free pre-application telephone advice service for technical building regulations matters, so that main issues can be ironed out before any works are carried out. Feel free to call us on 01527 881402.

Please note however.. Since the introduction of the Building Safety Act 2022 and associated changes to the Building Regulations 2010, our advice is limited to whether what you inform us is your chosen course of action complies with the Building Regulations. We are unable to offer any design advice or provide design solutions to problems as this is now the sole role of a 'Principal Designer'. If you do not employ an agent or designer, your builder will normally take on this role as part of his professional advice to you.

Please note that works solely improving access and facilities for disabled persons and dwelling house alterations and extensions for an disabled person in residence are exempt from the fees. Applications are still required to ensure the works meet the regulations but in these cases no fees will be applicable. Suitable proof of disability will be required such as a GP letter confirming the appropriate need etc.

Building Control is not the same as Planning: surveyors are unable to comment on the need for or likelihood of success in applying for planning permissions or Party Wall Act consent.
